Don’t be a victim of the most common real estate mistakes.
Unqualified buyers Once your home is under contract the property is taken off the market. If the buyers loan is turned down the deal is dead. You will need to start all over again. 4- 6 weeks time may be lost and in the worst case the real estate market may have changed. A great Realtor will pre-qualify all potential buyers.
Termites Termites eat houses and devour real estate transactions. Just because a termite inspector doesn't find any termites does not mean that there isn’t any pre-existing termite damage. Never except a sellers termite report, even if it is only a couple of months old! A great Realtor can interpret an inspectors report, uncover hidden surprises and obtain legitimate repair quotes.
Disclosure Statements $$$Lawsuits$$$. A great Realtor utilizes disclosure statements to help eliminate the real possibility of potential lawsuits.
Emotions Buying or selling a home is one of the most stressful activities in your life. Emotions are charged and judgement & reasoning can be impaired. No one wants to feel taken advantage of. A great Realtor will screen potential buyers, select properties matching your criteria, schedule showings, place advertisements and negotiate offers and contracts. A great Realtor will not get emotionally involved and will be a buffer between you and any stressful situations. A great realtor stays involved through the entire process and is always there for you.
Pricing Everyone would like to think their home is worth more than they thought. Some agents over price properties just to get the listing figuring they can always lower the price sometime down the road. Others under price just for the quick easy sale and may not immediately place your home with the Multiple Listing Service (MLS). A great Realtor provides a comparative market analysis so that you may get a realistic idea of what similar properties have sold for, and immediately places your home with the MLS.
Surprises Home inspections, termites, buried oil tanks, liens, contracts, deeds, title searches, mold, lead paint, asbestos, radon...and on....and on. There is no such thing as a smooth transaction. Anything can kill a real estate transaction, even at the closing table. A great Realtor knows how to avoid most of these pitfalls and has experience dealing with the unexpected surprises that can ruin your dreams.
